What is short-term rental?

Short-term rentals, also known as tourist or seasonal rentals, involve the letting of furnished accommodation to transient travelers, mainly for vacations or temporary business stays, who are not usually resident in the town where they are staying. This type of rental has expanded significantly in recent years, particularly with the arrival in France in 2010 of the Airbnb booking platform.

The duration of a short-term rental is limited to 90 consecutive nights, or the equivalent of 3 months.

For principal residences, short-term rentals may not exceed 120 days per year, unless authorization for a change of use is obtained. This limit also applies to second homes and rental investments in "zones tendues" or cities with a population of over 200,000. Apart from these situations, there are no restrictions on the length of stays.

What is medium-term rental?

Medium-term rentals involve the letting of furnished accommodation for a period ranging from one month to one year. The temporary occupants have no intention of taking up permanent residence. They are often travelling professionals, people in training or students looking for a furnished accommodation solution for a medium-term period.

Unlike short-term rentals, you are not limited to 120 nights per year in cities with a population of over 200,000, or in tense areas. You also have the option of renting out your second home all year round as a medium-term rental, and recovering it during vacation periods. This is an excellent way to optimize the use of your pied-à-terre.

Medium-term leasing is also an attractive alternative to long-term leasing, offering greater flexibility while guaranteeing a higher monthly rent.

Do I have to be there in person for check-in/check-out?

You don't have to be physically present for check-in/check-out. Hello Riviera Stay offers a complete rental management service including check-in and check-out of your guests between each stay. Our on-site team performs a full inspection of your property before and after each rental, to keep you informed of all events concerning your property.

Can I offer a stand-alone entrance solution?

Our Hello Riviera Stay teams are specially trained to welcome travelers to your home in your absence. This face-to-face meeting gives travelers a personalized start to their stay, and allows them to discover your home and its special features in detail.

If you prefer, you can also offer your travelers a stand-alone entry solution, providing greater flexibility in terms of arrival times. This option is particularly appreciated by business customers whose arrival times may be constrained by their work obligations. Hello Riviera Stay works with partner companies such as Nuki, Igloohome and BNB Access, which offer secure solutions for independent entry. These devices can be used to open both the apartment and building doors, and even to activate the intercom system.

Do I need to provide linen?

No, you don't have to provide your own linen. In collaboration with our hotel-quality linen partners, we are able to satisfy travelers' requests for bed and bath linen for the entire accommodation.

What additional services do you offer?

Hello Riviera Stay offers a variety of additional services to meet all travelers' expectations. These include bed and bath linen rental, baby equipment (such as bathtubs, cots, chairs, etc.), grocery and breakfast delivery, as well as housekeeping services during your stay.

What's in the welcome kit?

Hello Riviera Stay offers each traveler a welcome kit containing the products needed for a pleasant stay. This kit includes: hygiene items such as shower gel, shampoo, soap, absorbent cotton, garbage can liners and toilet paper, as well as a cleaning kit including a sponge, dishwasher and washing machine tablets, and basic grocery items such as salt and pepper. For some rentals, Hello Riviera Stay may also include a welcome kit with a bottle of wine.

Faq - Reservations

Can I manage reservations for my accommodation?

Hello Riviera Stay takes care of the entire booking process for your accommodation. We create and distribute your advertisement on several booking platforms, while managing reservations and traveler requests. Our support team takes care of the entire process for you.

Will I still be able to occupy my home?

Access via an application lets you block the dates according to the periods when your home is unavailable. You therefore have total control over the calendar, and can return home whenever you like! You can also send us the dates you want to block. In this way, you remain in control of your rental investment.

Why are sales prices different from one site to another?

Your ad is published on several online booking platforms. Each platform has its own conditions and commission rates, which may lead to a variation in price for the traveler depending on the platform chosen for the booking.

Is a deposit required when booking?

A deposit is required to rent one of our accommodations. At Hello Riviera Stay, the amount of this deposit is determined according to the specific characteristics of each accommodation. We ask each traveler to pay a deposit in the form of a bank pre-authorization.

If the condition of the accommodation on departure is identical to that on arrival, the deposit will be automatically released within 15 days.

Please note that on Airbnb, the Airbnb guarantee Aircover offers protection to the guest in the event of damage to the accommodation.

Who pays the tourist tax?

With Hello Riviera Stay, You don't have to manage anything! The tourist tax is paid by travelers, calculated according to the number of nights per person. This amount is paid directly to the online rental platforms at the time of booking. Hello Riviera Stay then collects these taxes and passes them on to your local town council, relieving you of all administrative formalities.

Would it be possible to rent out my seaside apartment for the rest of the year, as I only stay there for a few weeks during the summer?

You can rent out your second home at any time of year. Unlike principal residences, second homes are not subject to the 120-day annual rental limit, except in towns with a population of over 200,000 and in areas under pressure. As a second home, you'll need to register your property with your local council as a "meublé de tourisme". This declaration is quick and free, and is generally sufficient in most French regions. However, in areas considered to be under pressure, or in towns with a population of over 200,000, a temporary authorization for change of use is required. This is particularly the case for cities such as Paris or Saint-Malo, which have had this requirement in place since summer 2021. You can rest assured that Hello Riviera Stay will help you through all the administrative stages.

How do I rent out my main residence?

If you own or rent a primary residence, you have the opportunity to rent out your property on a short-term basis thanks to Hello Riviera Stay! As a primary residence, the reservation of your property is generally limited to 120 days per year. Some booking platforms, such as Airbnb or Abritel HomeAway, have introduced an automatic 120-night limit to help hosts meet this legal threshold. In most French cities, it's possible to rent out your principal residence without having to make any specific arrangements with your local council, as no notification is required.

Is there any equipment I need to rent out my property?

Seasonal rentals, whether short or medium-term, must be furnished. This must include, as a minimum, a set of bedding, a table with chairs, storage space, light fittings, curtains or shutters for bedrooms, as well as the necessary equipment for housekeeping. In addition, the kitchen must be equipped with an oven or microwave, hob, fridge and freezer, as well as cooking utensils and crockery.

What if I don't have an Airbnb account?

How do I cancel my contract with a concierge service?

To terminate our service, simply send us a registered letter with acknowledgement of receipt.

A three-month notice period then applies. If you decide not to rent out your property during this period, simply block the dates in your guest area, or let us know and we'll do it for you!

Can I put the accommodation myself on the booking platforms?

We create an optimized advert by our editor that we have validated, are responsible for the publication of your advert, and if you create an advert for the same accommodation on your side, this will result in a double presence on the booking platform, which is against the rules and may result in duplicate bookings as your adverts will not be synchronized with our software.

How many sets of keys do I need?

We need 3 sets of keys. One set is reserved for managing household chores and preparing the accommodation, the second is for your guests, and the third is kept on our premises in case of emergency.
