An air conditioner that breaks down on August 14th, a roller shutter stuck halfway between stays, a smoke detector that beeps at night: the’management of a seasonal rental, it is almost never a major project. It's a series of little things that, caught in time, cost nothing, and left alone end up as a negative review or a four-figure bill. Here is what this work covers exactly, the obligations that fall upon you, and the rhythm to maintain on the French Riviera.
Key takeaways
- In a vacation rental, the smoke detector is entirely your responsibility: installation, maintenance, and replacement.
- The list of rental repairs that applies to residential leases does not apply here: you bear all necessary repairs, except for minor maintenance, and wear and tear is never the traveler's responsibility.
- Equipment described in the listing that is broken is grounds for a guest refund, and therefore a complete loss on your payout.
What vacation rental management entails
The word suggests a stately home, but it actually refers to something very concrete: everything that needs to be done to keep a property rentable, stay after stay. It can be divided into five categories.
- Routine maintenance : cleaning and laundry between each stay, restocking of consumables, check of the property condition upon the departure of travelers.
- Technical maintenance : les petites réparations du quotidien, ampoules, joints, poignées, réglages d’équipements, et les pannes qui demandent un artisan. Un sol bien choisi en évite beaucoup : quel sol choisir avant de louer.
- Security checkssmoke detector, gas and electricity installations, and swimming pool safety device if there is one.
- The off-season eveA property that is left closed for several months deteriorates; it needs to be aired out, the water needs to be run, and leaks must be spotted before they cause damage.
- Vendor managementfind the craftsman, get the quote, open the property, monitor the work, and check the quality.
Housework is therefore only part of the whole, even if it is the most visible.’home hygiene is what travelers notice first, but maintenance determines whether your property will still be rentable in five years.
The security obligations that apply to you
Many owners believe that short-term rentals are less regulated than traditional rentals. That is true in some respects, false in the ones that matter.
The smoke detector is entirely your responsibility
Every dwelling must be fitted with at least one standardized autonomous smoke alarm. (Article R142-2 of the Construction and Housing Code). The special feature lies in the division of roles: in a traditional rental, the owner installs and the occupant maintains. For seasonal accommodations and furnished rentals, installation, maintenance, and replacement are the responsibility of the owner. Therefore, you cannot rely on your travelers to change a battery: it is up to you, or the person who looks after your place, to do it.
The pool, the most penalized position
Any private in-ground swimming pool that is not enclosed must be equipped with at least one standardized safety devicebarrier, alarm, cover or shelter. The absence of a device is punishable by €45,000 fine, as a reminder the DGCCRF. This is by far the heaviest penalty facing a furnished rental property owner, and it does not depend on any inspection: it applies as soon as an accident occurs.
Chimney sweeping and heating appliances
Visit Public Health Code requires chimney sweeping at least every twelve months for individual appliance flues, and every six months for solid-fuel communal flues. The maintenance of heating appliances follows the same annual schedule. The texts refer to «the occupant» for individual appliances, which makes no sense when dealing with a transient traveler: in practice, it is up to the owner to arrange it and keep a record of it.
Which is not mandatory, contrary to what is often read
- No gas or electricity inspection report. These conditions fall under a residential lease used as a primary residence, not a furnished tourist accommodation.
- No carbon monoxide detector mandated by a text: prevention involves annual maintenance and sweeping.
- No mandatory condition report, only recommended. Yet it remains your best protection in case of damage during a stay.
- No mandatory insurance neither for you nor for the traveler, but either to do without it would be unwiseverify that your contract explicitly mentions seasonal rental.
Repairs: who pays what, exactly
This is the question that comes up most often, and the answer is surprising. The famous list of rental repairs, which places seals, light bulbs, and faucet maintenance at the tenant's expense, comes from a 1987 decree enacted for the application of the residential leases act. It does not apply to a seasonal rental, which falls under the Civil Code and the Tourism Code.
So these are the Articles 1719 and following of the Civil Code govern the relationship:
- you must deliver the housing in good condition and keep it in working order throughout the entire stay;
- you support all repairs that have become necessary, except for the maintenance menu, and you guarantee defects that prevent the use of the housing, even those of which you were unaware;
- The traveler is liable for damages that occurred during their stay, unless they prove that they occurred without their fault;
- but nothing is his responsibility when the damage comes from wear and tear or force majeure.
In other words: a water heater that gives up the ghost after twelve years is on you, a torn-off shower door is on the traveler. The security deposit makes it possible to withhold the cost of repairs caused by the guest, excluding wear and tear and force majeure.
Energy performance certificate, star rating, and tourist tax: the three administrative tasks
The DPE and the calendar of the Le Meur law
The energy performance diagnosis is not currently mandatory for all furnished tourist accommodations, and the dwellings used less than four months a year are even exempt from it. The Law of November 19, 2024 laid down two rules not to be confused:
- in municipalities that have established authorization for change of use, a new furnished rental must present an energy performance certificate (DPE) rated A to E, and A to D as from January 1, 2034;
- for all other furnished rentals, the obligation to comply with the performance levels of decent housing enters into force on January 1, 2034, unless the accommodation is your primary residence.
The mayor can request the DPE at any time: if there is no response within two months, the daily fine is 100 EUR per day, and renting in violation of the required levels exposes [one] to €5,000 fine per dwelling. The other declarative procedures are detailed in our article on declaration of a seasonal rental.
The ranking, and what the inspection looks at
The star rating for furnished tourist accommodation is sentenced to five years. Contrary to popular belief, He does not go through Atout Francean accredited body visits the accommodation and proposes a classification, which you have fifteen days to refuse. Without a refusal on your part, it is accepted.
Visit official standings table includes more than a hundred criteria, and several of the most basic are mandatory with no possibility of compensation: clean and well-maintained sanitary facilities, clean and well-maintained floors, walls and ceilings, furniture in good condition, bedding in good condition. A poorly maintained accommodation does not lose points, it loses its classification. The stakes are quantifiable: the micro-BIC tax allowance drops from 30 % capped at 15,000 € for an unclassified furnished unit; 50 % for a graded furnished tourist accommodation.
The tourist tax, an invisible stewardship task
The tourist tax is collected before the traveler's departure, even if the rent is paid later. When the booking goes through a platform that collects the payment, it is the one that collects and remits, twice a year, at the latest on June 30 and December 31. For direct bookings, it is up to you to do so, on the dates set by your municipality's resolution, with a detailed declaration for each stay.
A frequently ignored point: accommodation unranked or pending ranking is taxed as a percentage of the cost of the night, between 1 and 5 %, rather than at a fixed rate. The more expensive the night, the higher the tax.
What the interview changes on platforms
Platforms have turned a maintenance issue into an immediate commercial problem. On Airbnb, a traveler has 72 hours to report a problem, and the list of admissible grounds explicitly includes the case where an amenity described in the listing is missing or does not work. If the issue is confirmed, the traveler is refunded and your payment is reduced accordingly. Therefore, a broken air conditioning unit mentioned in the description is not an inconvenience: it is grounds for a refund.
The status of Superhost It plays on the same reflexes: an overall rating of at least 4.8, a cancellation rate of less than 1 %, and a response rate to 90 % of new messages in under 24 hours, and at least ten bookings over twelve months. The evaluation takes place every three months. None of this matters if no one can get there during the day. That is also what makes increase rental incomeA well-rated property ranks better and rents for more.
The maintenance schedule for a furnished property on the French Riviera
The local climate is hard on homes: salt, sun, and air conditioning running four months straight cause wear and tear faster than elsewhere. A simple routine is enough to avoid almost all unpleasant surprises.
| When | What is being verified |
|---|---|
| With each departure | Complete cleaning, linen, consumables, dishware and small appliances, condition of the property photographed |
| Once a month in season | Shower seals and traps, air conditioning filters, batteries for detectors and smart locks |
| Before the season | Air conditioning, water heater, shutters and mosquito nets, outdoor lighting, patio furniture, swimming pool |
| Off-season, empty accommodation | Ventilation, running water taps, checking for leaks, meter reading, mail |
| Once a year | Descaling, professional air conditioning maintenance, electrical system inspection, updated inventory |
The breakdowns that cost the most money, and those that cost the most nights
Not all breakdowns are created equal. Three of them clear out a calendar more surely than a price hike.
Air conditioning comes out on top. On the coast, accommodation without air conditioning in July isn't just uncomfortable: it's a reason for cancellation and bad reviews. Annual maintenance and a filter cleaned every month cost much less than an emergency call-out in the middle of summer, when no refrigeration technician is available for eight days.
The water heater comes next. It rarely gives warning, unless someone happens to notice that the water takes longer to heat up. This is typically the kind of flaw that an out-of-season inspection can address before the first cold shower.
Small household appliances and openings do the rest: dishwasher, stovetop, roller shutter, French door handle. Taken individually, these are double-digit repairs. Accumulated over a season, they mean hours of management and several ruined stays.
What a concierge service actually handles
Delegating the management of a seasonal rental is not just paying someone to do the cleaning. It is entrusting a single point of contact with everything related to the property: minor repairs handled promptly, inspection visits when the property is empty, and the search for a tradesperson with project monitoring all the way to the final inspection.
A word on taxation, because the question always comes up: under the real tax regime, maintenance and repair expenses for a furnished tourist accommodation are deductible from your rental income. A well-maintained property is therefore not only better rated, it is also less expensive than it seems. The other questions owners ask themselves before handing over their keys are gathered in our Frequently Asked Questions.

Frequently asked questions
How often should you visit a vacation rental?
For each departure for cleaning and property inspection, once a month in-season for wear and tear, and regularly off-season when the property is vacant: a property left closed for several months often holds unpleasant surprises upon reopening.
What happens if a piece of equipment breaks down during a stay?
It is necessary to intervene on the same day, at least to assess the situation. Platforms expect a quick reaction, and a guest who sees the problem being handled rarely writes a negative review. For repairs that require a tradesman, it is organizing the intervention that takes time, not the repair itself.
Should a property be maintained even when it is not rented?
Yes, and that is often what is lacking. Airing out, running water through the traps, checking drainage, and looking for signs of water infiltration prevent damage that appears in the spring, when it is too late to intervene before the season.
Who pays for repairs in a vacation rental?
The owner bears all repairs that have become necessary, except for routine maintenance, and normal wear and tear can never be charged to the guest. The latter is only responsible for damage that occurred during their stay, unless they prove that it took place without their fault. The list of rental repairs in the 1987 decree does not apply here.
Who is responsible for maintaining the smoke detector in a furnished holiday rental?
The landlord, and him alone. For seasonal housing and furnished rentals, the construction code places the responsibility for the installation, maintenance, and replacement of the detector on the landlord, unlike a traditional lease where the occupant takes care of it.
