A single point of contact for everything related to the upkeep of your home. Airbnb maintenance is mostly about details: a remote control battery, a shower seal, a beeping detector. Caught in time, they cost almost nothing. Left unattended, they end up in the reviews.
A light bulb, a handle, an equipment adjustment: minor issues are fixed without delay.
When the property is empty, we drop by to check that everything is in order.
For larger repairs, we bring in the craftsman and oversee the project through to the end.
Small repairs and inspection visits are included in the Serenity package, priced at 20 % excluding tax, and the Comfort package, priced at 23 % excluding tax. Monitoring a repair entrusted to a tradesperson is included: only the parts and the tradesperson's work remain your responsibility, based on an approved estimate.
On the ground
A year-round rental property wears out faster than a second home. Airbnb maintenance is about addressing small defects before they turn into negative reviews or four-figure repairs.
A well-maintained property rents better and for more, but there is also a tax advantage: under the real tax regime, maintenance and repair expenses for a furnished tourist accommodation are deductible from rental income. You, as with any real estate property. We rarely advance costs: the estimate is sent to you and approved before intervention, except for emergencies during an ongoing stay.
We do not carry them out ourselves, but we organize them: finding a tradesperson, requesting quotes, opening the property, supervising the work, and final inspection. You do not need to travel.
Airbnb maintenance doesn't stop in the winter: we visit the property to air it out, run the water, check the equipment, and check for any potential leaks. A property left closed for several months often brings unpleasant surprises upon reopening.
