Two real properties, compared over one year: long-term rental versus short-term rental. The difference easily covers the concierge fee, and that is the whole point of a percentage-based model: if the bottom line doesn't go up, we don't make anything either.

What you pay
A percentage-based concierge fee aligns our interests with yours. Here is what it covers, and the few items that are not included.
One thing that property owners often don’t realize until later is that under the actual income method, property management fees and maintenance expenses are deductible from rental income. The actual cost of property management is therefore not the amount shown on the invoice. Details on the different tax methods are outlined at the official furnished rental page on impots.gouv.fr.
Our accommodations
Apartments and villas that we manage between Nice and Antibes, in full management or remote supervision.
Just one: the arrival of your guests. With Serenity, they arrive with total flexibility, at whatever time suits them; with Comfort, a member of our team welcomes them in person and hands over the keys. Everything else is identical.
Everything that happens on-site: photo shoot, cleaning and linen, guest check-in and handling emergencies. We manage your listing and pricing, while you keep control on the ground.
Our management fees are a percentage of the revenue generated by your rental, expressed excluding VAT.

Yes, all our prices are excluding tax: 10 % excluding tax for Digital, 20 % excluding tax for Serenity, and 23 % excluding tax for Comfort. VAT is added at the current rate.
Since our fees are a percentage of the revenue generated, they follow your bookings: no bookings, no fees. That is also why it is in our best interest to fill your calendar. See dynamic pricing.
No. In the Serenity and Comfort plans, the cleaning is done by our team and billed back to the guest, just like on all platforms. Therefore, it is not added to your expenses. Voir le ménage et le linge.
